This year will see some momentous changes to the way high-rise buildings are managed regarding fire safety. A combination of continued fallout from the Grenfell fire tragedy and the introduction of new fire legislation (Building Safety Bill and revised Fire Safety Order) will require a new focus on achieving competency. The pressures from insurance companies for building owners to manage fire risks are also set to increase, with premium inflation for high-rise buildings deemed to be ‘high risk’.
The Institute of Residential Property Management (IRPM) has linked with the Tall Building Fire Safety Network (TBFSN) to provide relevant training to anyone tasked with managing fire safety or taking on the role of Building Safety Manager. TBFSN has been delivering Tall Building Fire Safety Training since 2003, and recently became an approved centre for training with ‘Skills for Justice’. The Tall Building Fire Safety Management qualification provided by TBFSN is recognised by the Institution of Fire Engineers, and several major property companies have adopted the course as a de-facto competency requirement for building managers.
Delivered over five consecutive days, the course takes delegates through a structured look at ‘Fire Strategy’. Each day of the course has a theme: prevention of fires, fire detection and alarm, fire escape, compartmentation and, finally, firefighting. Each day will also look at the five most common causes of fire ignition and how to manage them, i.e. electricity, catering, hot work, arson and smoking. To illustrate the learning outcomes, every day of the course will include a case study of a noteworthy high-rise fire and analyse the reports to highlight management failures.
The course is assessable, and delegates need to complete a workbook, short test and assignments. The course is delivered by a range of subject experts and full course notes and reference documents are provided. Currently the course is delivered remotely via Microsoft Teams and several courses have been successfully delivered during the Covid pandemic lock-down.
